La Marginella
An eighteenth-century farmhouse built into the hillside
In the hills above Pescia, between Lucca, Pisa and Florence, La Marginella is an eighteenth-century farmhouse built into the hillside among olive groves, a vineyard and the rhythms of a working farm. Four apartments — each named for its agricultural past — taken one at a time, or all four together as a single estate for fourteen. A swimming pool looking south down the valley. Among the olive trees, a wood-burning jacuzzi and a cold plunge, a gym in the open air, a yoga zone, and a fountain that runs day and night with water from the hill. None of it is scheduled.
La Marginella is not a place you stay. It is a place you return to.
Stay
Four apartments, or the whole estate
The farmhouse divides into four apartments, each named for what this building once was. Take one, and the rest of the estate is shared with a handful of other guests. Take all four, and the hillside is yours — fourteen people, one pool, one fitness & wellness zone, one long table and nobody else on it.

The Pool

The far side has no edge. Water runs over it into the channel below, and from the terrace you can hear that all day.
Children in and out of it. Somebody asleep under an umbrella. A bottle brought up at six, and the hills opposite going dark.
Swim to the far end and there is nothing between you and the valley.
It is not overlooked, and it is not shared with anyone but the people staying here. If you have taken the whole estate, it is only ever your own group on it.
The Wellness Estate

Just meters from the house, a wood-burning jacuzzi, a cold plunge, a gym in the open air and a zone for yoga. Nearby, a water fountain with unlimited, clean mineral water sourced from the surrounding mountains.

The Farm
An olive grove older than anyone here can say with certainty
We harvest it every autumn, pressing an oil that carries the particular character of this hillside: grassy, peppery, rooted in this soil and nowhere else. It carries the IGP certification, proof of the highest quality Italian olive oil. Homemade lemoncello made from our own lemons.
The grounds hold more 500 olive trees (more than 500 years old), a decorative vineyard, a vegetable garden and a fruit orchard spreading the property with more than 40 types of fruits, nuts, and herbs. Oak, pine, chestnut, orange, lemon, mandarin and cypress frame the property and the views.
The Area
A BASE IN THE HEART OF TUSCANY
The farmhouse sits at the crest of a hill in the foothills of what locals have long called the Svizzera Pesciatina — a landscape of forested ridges and sweeping valley views that the nineteenth-century Genevan intellectual Sismondi compared to his Alpine homeland. He was the first visitor to put a name to what locals had always known: that this corner of Tuscany is quietly extraordinary — not the Tuscany of postcards and tourist buses, but a wilder, older, morew authentic version of the same landscape. La Marginella sits at its heart.
Lucca in twenty minutes. Pisa in forty. Viareggio and the Tuscan also 40 minutes. Florence and Siena, there and back in a day.
Everything people come to Tuscany for is within reach of this hill. The difference is what you come back to.
Every season
If you have only ever come in July, consider November
La Marginella is one of the few properties in this part of Tuscany worth visiting in every season. Summer brings the pool, the long evenings and the landscape in full bloom. But autumn and winter have their own, quieter argument: wood fires in stone fireplaces, the jacuzzi steaming among the olive trees on a cold clear morning, truffle season in the hills, fewer people on the roads, and a version of Tuscany most visitors never see.
