For people staying a month, a season, or working from the hill.
Some guests come for a week. Some come and then rearrange their year. If you are thinking about a long stay — a month in the off-season, a winter of writing, a base between contracts — this is what the practicalities look like.

What works, and what is coming
- Underfloor heating in all four apartments, and an original working fireplace in every one but Il Fienile. The wood is ours.
- Fast WiFi throughout.
- Four fully equipped kitchens. Pescia is twenty minutes for a proper shop.
- Ample private parking on site.
- Air conditioning is being installed across the whole house in winter 2027.
- Dogs welcome.

Winter
The off-season is the better product
Wood fires in stone fireplaces, the jacuzzi steaming among the olive trees on a cold clear morning, truffle season in the hills, fewer people on the roads, and a version of Tuscany most visitors never see.
A walking circuit around the estate is being cut this winter. When it is finished we will tell you how long a lap is.
